Space utilization data is emerging as a critical issue across both the public and private sectors. The General Services Administration recently published what it called the first government-wide snapshot of federal office space utilization, listing thousands of properties that fell below a 60% occupancy benchmark. The release, required under a 2024 law, is intended to support efforts to shrink the federal real estate portfolio and address a maintenance backlog estimated between $26 billion and $50 billion. Agencies gathered the data through methods like badge scans, occupancy sensors, and anonymized mobile location data, though GSA cautioned that some of the information may be incomplete or inaccurate.

The challenges the federal government faces mirror those in the private sector. A recent Butlr survey of 400 commercial real estate and facilities decision makers found that 81% lack the data needed to make confident space planning decisions, with only 19% basing those decisions on actual data rather than gut instinct. The consequences are significant: roughly a quarter of unoccupied office space is still being heated and cooled, and nearly half of respondents have delayed or canceled renovations due to uncertainty about how their spaces are used. Together, these developments suggest that whether in government buildings or corporate offices, closing the spatial intelligence gap has become an urgent priority for reducing costs, improving efficiency, and making smarter real estate decisions.

Compass dropped its lawsuit against Zillow after Zillow eased the listing policy at the center of the dispute, making the legal fight less urgent. A federal judge had already denied Compass’ request for a preliminary injunction. But the bigger story is Compass’ effort to challenge the traditional system in which listings move from the MLS to every major portal at once. Instead, Compass is pushing a phased approach that starts with private and coming-soon listings on its own channels, giving the brokerage more control over inventory and pricing strategy.

This fight could reshape the balance of power between brokerages and portals. Zillow still has a far larger audience, but that matters less if desirable inventory is held back or delayed. Compass is betting that controlling exclusive listings can matter more than matching Zillow’s traffic, and other companies are moving in the same direction. The key question is whether sellers will accept delayed syndication in return for more control, privacy, and possible pricing upside.

This week we’re looking at why clean energy still remains out of reach for many lower-income families, even as solar, heat pumps, batteries, and EVs become more common. New research argues the problem is not a lack of interest but a system built around upfront capital, tax liability, homeownership, and administrative bandwidth that many households simply do not have. A recent Redfin study found that allowing sellers to pre-market their homes before listing could increase housing supply by 6 to 12 percent by reducing pricing uncertainty and encouraging more homeowners to sell. The data suggests these homes sell faster and with fewer price cuts, but the findings come at a moment when the industry is split over private listings. Zillow has been actively restricting “pocket listings” that are not quickly shared on the MLS, arguing they limit transparency and access for buyers, while Compass has built its strategy around those same private and “coming soon” listings, even suing Zillow over what it called a “Zillow ban.”

That fight has escalated recently as Compass struck a deal to push its private listings onto Redfin, potentially adding hundreds of thousands of off-MLS listings to the platform. The result is a fragmented marketplace where some platforms emphasize openness while others lean into exclusivity. That context makes Redfin’s study harder to separate from strategy, since the same pre-marketing approach it says could boost supply is also at the center of one of the biggest power struggles in the listing portal business.

The decision effectively formalizes a model in which hyperscale developments must help underwrite the transmission infrastructure required to power them, shifting more financial risk onto the project itself rather than the broader ratepayer base. For large real estate developments such as data centers, industrial campuses, or other energy-intensive facilities, the ruling signals that securing power will increasingly involve negotiated infrastructure agreements and long-term demand commitments. In practice, energy procurement is becoming a central component of project financing and site selection rather than a routine utility connection.

This week we’re also looking at a new phrase beginning to circulate in residential real estate: “housefishing.” Borrowing from the term “catfishing,” the phrase refers to listings that look dramatically better online than they do in person. The backlash is already taking shape. California is moving toward rules that would require disclosure when listing photos have been digitally altered. As trust in online listings erodes, in-person walkthroughs may become even more important in the buying process. The industry may ultimately need clearer ethical standards for digitally enhanced property marketing before buyers begin to treat online listings with growing skepticism.

The Super Bowl is America’s showcase for the championship of its most popular sport, and just as much a showcase for the world’s most expensive advertising. One of this year’s spots was a crossover commercial for Homes.com and Apartments.com. With Super Bowl ads running about $8 million per 30 seconds, the one-minute spot, combined with production costs and celebrity cameos, likely put CoStar’s total spend near $50 million.

CoStar has now advertised in three consecutive Super Bowls, but this latest campaign arrives as some investors push the company to rein in its residential real estate ambitions or abandon Homes.com entirely. The company has shown little interest in backing down. “D.E. Shaw and Third Point's attempt to prescribe a break-up, sale or amputation remedy misdiagnoses an imagined patient and smacks of activism malpractice,” CoStar said in a statement last week. If the company continues to shrug off investor pressure and press ahead with its residential strategy, it would not be surprising to see similarly priced Super Bowl ads in the years ahead.

This week’s focus is parking innovation. What was once a matter of circling blocks and hoping for an open space has become a planned, digital experience, with drivers checking availability, comparing prices, and reserving parking in advance. That visibility is changing how owners think about parking, not just as an amenity but as an asset. As office demand remains uneven and large portions of garages sit empty for much of the day and night, operators are increasingly looking for ways to activate unused capacity, from dynamic pricing to off-peak uses like EV charging and fleet parking. AI might be coming for the legal industry now, too. This week, Anthropic announced a plug-in of its chatbot Claude that is specifically designed for legal work. After the announcement, companies that make software for the legal industry saw sharp drops in stock price as investors worried they would not be able to compete. If Claude is able to automate certain aspects of legal work, it could lead to reductions in staff. Law firms have long been a reliable anchor for office leasing, so a contracting legal industry could have a significant and lasting effect on the office market in the coming years.

As buildings grow increasingly reliant on digital systems, EMP risk is shifting from a niche concern to a genuine resilience issue in real estate. For the last decade or so, the PropTech world has been fueled largely by investment capital. Venture firms poured hundreds of millions of dollars into real estate technology companies, betting that software and data could modernize one of the world’s most valuable and most resistant industries. This week offered a sobering look at how difficult that bet has been.

Reports that Fifth Wall, the largest venture firm focused on PropTech and climate tech, is laying off staff and pausing fundraising sent a quiet shock through the sector. The firm has raised more than $3 billion and built partnerships with many of commercial real estate’s largest owners and operators, yet its slowdown underscores how hard it has been to produce breakout winners. Fifth Wall is far from out of the game, but the stumble of what was once a PropTech juggernaut brings the industry’s slow pace of technology adoption into sharp focus and raises concern that its struggles could discourage future investment in the space..

This week, we are focusing on data centers. Specifically, we are exploring how these facilities are becoming more than just hubs for storage and computing. New designs are finding ways to capture and reuse the massive amounts of heat they produce. If adopted at scale, these approaches could help ease the growing backlash over data center energy consumption and support a more integrated role for them within our cities.

Data centers have become the backbone of the construction pipeline as less profitable building types fall out of favor. One of the industry’s biggest constraints has long been access to large water supplies for cooling. Microsoft’s push toward “no water” cooling technology could change that, opening new regions for development, particularly markets with abundant low-cost power. As data centers scale, they will continue drawing capital, labor, and talent away from office, retail, and multifamily projects, making new development in those sectors even harder to justify.

This week, we are talking about new light being shed on an old construction material: bamboo. Normally reserved for temporary installations such as scaffolding, bamboo’s low carbon footprint and strength are drawing new interest as a building material. A first-ever structural manual aims to unlock its potential by adding some standardization to the often variable organic material. Despite these advancements, regulatory and safety hurdles still stand in the way of mainstream adoption.

This week, a rarely discussed side of commercial real estate is drawing new attention from the PropTech world. Some of the industry’s most influential investors are now looking for technology built specifically for the growing affordable housing sector. Rising operating costs and the increasing valuations of affordable properties are making technology less of a luxury and more of a necessity, pushing digital tools deeper into a part of the market that has historically been underserved.

Like most new technologies, PropTech has traditionally launched in the luxury segment, where higher rents and larger budgets make experimentation easier. But that pattern is starting to shift. More platforms are being designed, marketed, and priced for cost-sensitive owners and operators, opening the door for broader adoption. As these tools prove themselves in affordable housing, they are likely to spread into adjacent markets such as workforce and Class C properties, which face many of the same constraints on revenue growth.

That shift in technology economics is unfolding just as CES has highlighted another major trend: the arrival of humanoid robots. These lifelike machines are moving out of tech demos and into real-world operations, with hotels becoming the first major proving ground. Their growing presence in hospitality offers a preview of what could eventually reach multifamily, where delivery volume, labor shortages, and rising resident expectations are reshaping how buildings run. While apartments share many physical similarities with hotels, adoption will move more cautiously, limited by cost, complexity, and how much robots can realistically handle today.

Hopefully most of you had a relaxing holiday season. Even as things slowed down for many businesses, Zillow’s legal challenges continued to escalate. Two lawsuits alleging monopolistic practices have now been merged into a class action, and the scope of the case has widened beyond Zillow itself.
